OUR PRIORITIES

SAFETY

We can provide advice on the legislation surrounding letting your property. - By law landlords must ensure that all gas, electrical and energy performance certificates are valid. Gas certificates are required annually and can be arranged by this office.

MAINTENANCE

We have established agreements with key service providers to ensure a fast and reliable response to any necessary repairs. We also recognise that you may wish to make your own maintenance arrangements and are happy for you to do so.
 
We aim to visit each property twice a year providing a report highlighting any problems with the property use or its maintenance.

 

We recommend neutral decoration in your property, which has wide appeal and is easily maintained. Remember that kitchens and bathrooms must be functional and easy to look after.
 

SECURITY

We are members of the National Landlords Association and use an NLA Assured Shorthold Tenancy Agreement.
 
All property is managed with the latest management software, which includes a comprehensive inventory with digital photographs, to offer greater protection particularly at the end of a tenancy agreement. We produce a detailed fully photographed inventory to  protect you in the event of a deposit dispute. 

 
To increase your security we carry out reference checks of all prospective tenants and undertake personal credit checks all within the tenants nominal setting-up-fee.

EFFICIENCY

We will visit your property and provide a free of charge valuation with no obligation. We will market your properties to our extensive applicant database,  via our website, on property portals such as Rightmove. Property we take on are typically filled within 2 weeks.

We always carry out accompanied viewings at times that are suitable for prospective tenants, interested tenants are background checked to make sure we have secured the right tenant for your property. We will then produce a short-hold tenancy agreement and can include any special terms that you wish to add. We will also collect the deposit and the initial rent from the approved tenant, and send on the funds to you immediately.

In addition, we arrange payment set up with the tenant for the duration of the agreement.  Finally, we can check-in the tenant and handover the keys, making the process as hassle free for you as possible.
