A free valuation and advice on legal requirements

Marketing/Advertising the property

Lodging the deposit in either our own or the landlord's chosen deposit scheme

Accompanied viewings with potential tenants

Interview, reference (landlord, employment/character & bank) and credit check applicants

Provision of an Inventory of Condition of the property/contents at the start of a tenancy

Liaising with landlords/tenants/contractors for completion of any necessary works/repairs and settling invoices from rent received.

Arrangement of EPC and Annual Gas Safety Certificate  

Lodging of the tenant’s deposit with the Deposit Protection Service

Advice letters to utility companies – gas, water, electric and council, with meter readings at the start of the tenancy

Issuing copies of Tenancy Agreements and providing contact details to landlords/tenants

Regular inspections of the property

Rent collection and payment direct to landlord.

Carrying out inspection and inventory check at the end of the tenancy and if necessary preparing a schedule of costs relating to damage prior to the release of the deposit

Key holding throughout the duration of the tenancy

Swift handling any maintenance or emergency repair works reported by the tenant, using our trusted network of trade providers.

Our Fully Managed Service includes the tenant find, and continues beyond the tenant moving in. Full on-going management of the property is taken care of, including rent collection and property maintenance. This service is ideal is for landlords who prefer for us to handle the everyday needs of having a tenanted property, only being contacted when absolutely necessary.

Set-up Fee - £360 (including VAT)
